San Kamphaeng is the eastern answer to Hang Dong, and the one people find later. The 1006 runs out of the city past Bo Sang, through a corridor of new estates and apartment blocks, to the hot springs twenty-five kilometres out. It has none of the mountain drama of Mae Rim and none of Hang Dong's school-run community, and in exchange it is the cheapest place near Chiang Mai to rent something modern with space around it.

The corridor#

The organising line is San Kamphaeng Road (Route 1006), which leaves the city as a broad four-lane road and thins out as it goes east. Bo Sang, six kilometres out, is the umbrella and parasol village — a genuine craft industry rather than a staged one, with a good weekly market. Beyond it the road passes the district town, then the San Kamphaeng hot springs, and eventually the hills towards Mae On and the Mae Kampong coffee villages.

Highway 11 and the outer ring road run across the top of the corridor, which is what makes the practical geography work: Bangkok Hospital Chiang Mai, Central Festival and Promenada are all on this side of town, so a San Kamphaeng household reaches the city's newest hospital and its biggest mall without going anywhere near the moat.

The housing is newer than the western suburbs. Estates built since roughly 2010 dominate, and there is a genuine supply of apartment blocks along the 1006 renting one-bedrooms at ฿6,000–10,000 — a market that barely exists in Hang Dong. Houses cluster around a median of roughly ฿25,000 for three or four bedrooms in a gated estate, with plenty below and above.

Who it suits#

This is a district for people who have decided what they want. If your priorities are square metres, a newer building, a quiet street and a short run to Bangkok Hospital, San Kamphaeng beats every other option in this guide on price. If you want to walk to a coffee shop, meet people without arranging it, or live without a vehicle, it will be the wrong choice, and no amount of saved rent will fix that. It also sits in the agricultural east, which means that in February and March the fields you are looking at are part of the problem.

Common questions

How far is San Kamphaeng from the centre?

Twenty to thirty minutes to the moat by car or scooter, depending on how far along the 1006 you are and the time of day. Central Festival and Bangkok Hospital are ten to fifteen minutes, which for many households matters more than the distance to the old city.

Is there anything to do out here?

Bo Sang's craft workshops and market, the hot springs, the Mae On and Mae Kampong hills for riding and coffee, and a run of weekend markets. It is not a nightlife district, and the social infrastructure foreigners tend to rely on is back in Nimman.

Is it cheaper than Hang Dong?

Generally yes, by roughly ฿3,000–8,000 a month on comparable houses, and dramatically so at the apartment end where Hang Dong has almost no supply. The trade is fewer international schools and a smaller foreign community.
