Mae Rim is the valley Chiang Mai escapes to at weekends and a small number of foreigners live in permanently. It runs north from the city along Route 107 and then west into the hills along the 1096, past elephant camps, botanical gardens and resorts, and it contains the greenest, quietest and most genuinely beautiful housing within reach of the city. Almost everyone who lives here is here for one of two reasons: a child at Prem, or land.
The valley#
The Mae Sa valley is the part people mean. The 1096 climbs west off the main road past the Queen Sirikit Botanic Garden and a string of waterfalls, resorts and coffee places, eventually reaching Samoeng and the loop road that brings you back to Hang Dong. Along it are the houses — some on serious land, some in small estates, and a fair number built as holiday properties and let long-term when the owners are elsewhere.
Prem Tinsulanonda International School sits on a large campus here, offers boarding, and is the anchor for most of the area's foreign residents. Nakornping, the main public hospital for the north, is on the road back into town, as is the Mae Rim district centre with its markets and hardware shops.
The rental market is small and informal. Portal listings run from a ฿15,000 riverside wooden house through ฿23,000 for a furnished three-bedroom to ฿45,000–75,000 for a serious villa with a pool, and well above ฿100,000 for the handful of properties aimed at short-let luxury. Below all of that sits a quiet layer of ฿7,000–12,000 Thai houses and small apartments that never reach an English-language website.

Chiang Mai portal listings, 2026, across roughly 175 advertised rentals in the district. The spread is genuine: Mae Rim has almost no standardised stock, so comparable properties differ by a factor of five.
The honest case against#
The distance is real and it compounds. A forgotten item at the supermarket is a fifty-minute round trip. A social life in Nimman means driving home at night on unlit valley roads. A dentist, a coworking day, an immigration appointment and a school run cannot be combined into one journey the way they can from Santitham.
And the popular belief that the valley escapes the smoke needs correcting. Some upper-valley locations sit above the worst of the inversion on some mornings, which is where the reputation comes from. But the fires themselves are in these hills: 2,090 hotspots were recorded across the province between January and late March 2026, and neighbouring Samoeng was declared a wildfire disaster zone. Living here in March means being closer to the flames, not further from the smoke.

Is the air really better in Mae Rim?
Occasionally and unreliably. Higher ground can sit above the morning inversion, and tree cover helps at the margin, but the province's fires are largely in these hills and neighbouring districts were declared wildfire disaster zones in 2026. Nobody who has lived through a March here would call it an escape.
Can you live in Mae Rim without a car?
Not sensibly. A scooter works for a single person who accepts a 25–40 minute ride and does not mind rain or night driving. For a household, plan on a car, and probably two.
Mae Rim or Hang Dong?
Mae Rim is greener, quieter and further; Hang Dong is flatter, better supplied and closer to more schools. If your child is at Prem, the decision is made for you. Otherwise Hang Dong is the more practical version of the same idea.
